The steps involved in buying a property in Crete
Once you have found the right property the next step is the purchase. Purchasing property in Greece is highly regulated and there are a number of steps and required checks that have to be carried out before a property purchase can be successfully completed.
CHECKLIST FOR ACQUIRING PROPERTY IN GREECE
- Open a bank account
- Obtain a tax registry number
- Appoint a lawyer
- Get copies of the property title (contract deed) and check them
- Check outstanding debts and taxes on the property
- Check the topographic plan
- Appoint a Public Notary (in the presence of whom the contract deed is to be signed thereby becoming an official transaction)
- Prepare the purchase contracts
- Pay the purchase transfer tax
- Pay associated costs required by Greek law (to the lawyer, the Public Notary and for the registration fee)
- Sign the contract at the Public Notary's office
- Submit proof of transfer at the Land Registry
